An ad states what someone is asking for their home. To know whether a deal stacks up you need other sources: what the Catastro describes, what actually gets signed in front of a notary and what lenders report to the Bank of Spain. Those are the ones we have already mapped.

The Catastro for the property, the Land Registry for charges
The Catastro (Spain’s land and property register for tax purposes) gives us the built area, year of construction, use, cadastral reference and reference value. What the Catastro doesn’t show is charges: an existing mortgage or a seizure show up in a nota simple (the Land Registry extract), which is where you have to go looking for them.

The prices recorded in the deeds, not the ones in listings
Data from the Notariat, the prices recorded in the deeds and published by Spain’s institute of notaries, shows what was actually paid in every sale. From that we put together an indicative estimate of the property’s value from day one, to know early whether the deal stacks up. The formal valuation for the mortgage is still signed off separately, by an approved valuation company.

The CIRBE, with written authorisation and knowing its lag
Law 5/2019 (Spain’s mortgage credit law) lets a registered mortgage credit intermediary request a client’s credit report from the Bank of Spain, always with their prior written authorisation. It’s worth remembering the CIRBE (the Bank of Spain’s credit risk register) doesn’t update in real time: lenders report monthly and the data takes a while to catch up, so a very recent debt might not show yet. That’s why we ask as well as check.
